Phu Quoc boasts investment boom

Phu Quoc boasts investment boom
Phu Quoc island, located off the coast of the Mekong Delta province of Kien Giang, is experiencing booming investment into tourism and hospitality, opening unparalleled opportunities for investors.
Construction of the high-end 400-room Novotel Phu Quoc Resort is in full swing, with the project set for opening by the end of this year.
Just five months after its groundbreaking ceremony, the shell of 44 villas has been completed, while construction of the five-story hotel has reached the fourth floor, with the building expected to top out by the end of this month.
With 700 hectares of land in the country's north and south, private developer CEO Group is still focusing its business on Phu Quoc. CEO is ramping up efforts to develop the $200 million Sonasea Villas & Resorts complex which covers 80ha.
The Novotel Phu Quoc Resort is part of this integrated complex. CEO Group chairman Doan Van Binh said he believed that Phu Quoc tourism would soon step into a growth acceleration period and the group was ideally placed to exploit this opportunity.
However, CEO Group is a relative late-comer compared to Vingroup, Vietnam’s largest property developer. Late last year, Vingroup inaugurated the first phase of its Vinpearl Resort Phu Quoc complex which features 606 hotel rooms, 33 luxury villas, the entertainment area Vinpearl Land, and a classy 27-hole golf course.
Contractors are also in top gear to launch the additional Vinpearl Premium hotel and 231 villas this August. An international-standard 150-bed Vinmec hospital is also projected to open in mid-2015.
Vingroup has also got the go-ahead to pump more than VND1.6 trillion ($74.7 million) into building Phu Quoc passenger seaport under a build-transfer form, and it also envisages turning 80ha land, part of former Duong Dong airport, into a shopping centre to supposedly boost the island’s charm.
Vingroup’s interest in Phu Quoc has inspired other players, both domestic and international, to flock to the once unspoilt island.
Besides newly-opened hotels owned by local firms such as Salinda, Eden, The Shells, and Famiana, global leading hotel operators have also made forays into Phu Quoc.
Premier brands Ritz-Carlton and JW Marriott are set to open two complexes in the south of the island next year. Meanwhile, InterContinental – which has been operating three eponymous hotel complexes in Vietnam – is joining hands with local partner BIM Group to build a mixed development with nearly 500 hotel rooms, apartments, and villas in the district.
Earlier this year, the prime minister also gave an in-principle approval for a casino on the island which is expected to attract even more high-class investors.
Firms like CEO Group, Vingroup, and BIM Group have bet on Phu Quoc ventures because “It is now an ideal time to invest in Phu Quoc as the island is set to become a ‘new Bali’ or ‘Phuket’ in the future,” as Binh claimed.
Located just an hour away from Ho Chi Minh City and just over one and half hours from Hanoi, Phu Quoc has been dubbed a resort paradise comparable to Bali or Phuket.
The island boasts stunning beaches and is a potential candidate to grow into one of the first special administrative-economic zones in the country.
Thanks to improved infrastructure, major investors have flocked to Phu Quoc in recent years. To date, 202 investment projects have received investment approval, 143 of which have investment certificates worth $6.5 billion in total committed capital. The bottlenecks once hindering the island’s development – namely access to the island and its infrastructure system – are now being removed.
Phu Quoc international airport opened in late 2012 after undergoing a comprehensive overhaul. It is now accessible to big aircraft such as the 160-180 seat Airbus 320s. Previously, only 70-90 planes could land on Phu Quoc due to its small airport.
The island’s transport infrastructure has also seen noticeable improvements with a huge funding injection from the state budget. Power prices have also plummeted after the island was connected the national grid last year.

Death and Legacy
Early Life
Restaurant and hotel entrepreneur John Willard Marriott was born on September 17, 1900, in Marriott, Utah. A devoted Mormon for his entire life, Marriott served as a missionary for two years in New England. After completing his service, Marriott attended the University of Utah where he met his future wife Alice Sheet. The two were married shortly after Marriott graduated in 1927.
Launch of Marriott Hotels
Marriott's first foray into business was as an A&W Root Beer franchisee in the Washington, D.C., area. He opened his first A&W stand in 1927. Marriott soon transformed that business into the Hot Shoppe by adding hot food items. He then started a chain of Hot Shoppes, which was positioned as drive-in family eateries, along the East Coast. Marriott also expanded his business in a new direction in 1937 by providing food for commercial airlines.
Continuing to explore new business directions, Marriott opened his first hotel in 1957—the Twin Bridges Marriott Motor Hotel located in Arlington, Virginia. While interested in the lodging market, he continued to expand his food operations in the late 1960s. Marriott acquired the Big Boy restaurant chain in 1967 and started the Roy Rogers fast-food outlets the next year. In 1982, Marriott bought Host International, making it the largest provider of food, beverages and merchandise at the nation's airports.
Death and Legacy
Marriott and his wife had two sons, Richard and John Willard, Jr., who is known as Bill. While his son Bill became president of the company in 1964, Marriott remained active in the business, serving chief executive officer until 1972 and as chairman of the board until his death.
J. Willard Marriott died on August 13, 1985. The company he built became two separate entities in 1990s: Host Marriott Corporation and Marriott International, a giant in the hospitality industry. While the food service and hospitality assets of Host Marriott Corporation now belong to other companies, Marriott International carries on its founder's work with more than 2,500 hotels worldwide. Besides the Marriott brand, the company also operates Ritz-Carlton Hotels, Renaissance Hotels and Resorts, Residence Inns and several other chains.

Hanoi to have first Marriott hotel
The hotel management company Marriott International is preparing to open what will be the first hotel to be managed by Marriot in Hanoi.
When in service, the five-star JW Marriott Hanoi will become the second hotel to be managed by Marriot in Vietnam after the Renaissance Riverside Hotel Saigon in downtown HCMC.
Speaking to the Daily during his visit to Vietnam early this week, Marriott International, Inc. President and CEO Arne M. Sorenson said Renaissance Riverside Hotel Saigon was one of the first hotels to be opened in Vietnam in the 1990s.
Marriott has in recent years planned a variety of projects but has had to temporarily halt them as Vietnam’s economy has been slowing down.
The forthcoming opening of JW Marriott Hanoi is a next step of Marriott in the Vietnamese market, said Sorenson.
Marriot, he noted, expects to have three or four Marriott hotels in each of Vietnam’s two biggest cities, Hanoi and HCMC.
JW Marriott Hanoi is now ready to serve guests but hotel owner Bitexco Hotel Management Co. has yet to decide on an opening date. However, the hotel will be certainly opened to business within this year.
Bob Fabiano, general manager of JW Marriott Hanoi, said 40-50% of the total rooms would be used be for MICE (meeting, incentive, convention and exhibition) tourism.
In this segment, JW Marriott Hanoi focuses on large businesses.
JW Marriott Hanoi has 450 rooms, European and Asian restaurants, ballrooms, fitness center and many other amenities. The hotel also provides the largest meeting space in Vietnam with an area of 2,400 square meters on the same level.
About 26.7 kilometers south of Noi Bai International Airport, JW Marriott Hanoi has an area of 80,000 square meters and is adjacent to the Vietnam National Convention Center.

First Ritz-Carlton Reserve and third JW Marriott to open in Vietnam, while Marriott currently manages two properties in Vietnam already: the Renaissance Riverside Saigon and the New World Hotel Saigon in Ho Chi Minh City.
Four additional properties are currently planned or under construction in Vietnam.
At signing ceremonies today in Quy Nhon, Marriott International announced it will open two award-winning luxury hotel brands here in 2014 under a management agreement signed with Vietnamese-American Hotel and Resort Limited Company, a wholly-owned subsidiary of the American company, ITC Spectrum, LLC. The 100-villa Vinh Hoi Bay-A Ritz-Carlton Reserve will be the first Ritz-Carlton Reserve and the 320-room JW Marriott Vinh Hoi Bay Resort & Spa will be the third JW Marriott property announced for Vietnam. Construction on both properties is expected to begin in early 2012.
Speaking for Marriott International, Mr. Fuller said, “We are delighted with this visionary opportunity to further expand our lodging portfolio in Vietnam. These resorts will rank among the best, most luxurious properties in Asia and we are honored to participate in the emergence of Vietnam as world-class resort destination. We are confident that, given the hospitality of the Vietnamese people coupled with the unique beauty and historic significance of this particular part of Vietnam and the extraordinary ambience of these two distinctive resorts, both properties will be in high demand from the start.”
Mr. Canh of ITC Spectrum LLC, said, “We are very pleased to have the Ritz-Carlton and JW Marriott brands as a part of the Vinh Hoi Bay development. We are confident in our partnership with Marriott International and in their ability to deliver world-class service to our guests. With our top-notch development and resort operator teams already on board, we have no doubt that Vinh Hoi Bay, positioned as an international luxury destination resort, will add a significant milestone to the Vietnamese tourism industry and in Asia as a whole.”
Both resorts will be located on Vinh Hoi Bay, approximately 25 kilometers north of the city of Quy Nhon, on the central coast of Vietnam. They will be part of a 325-hectare oceanfront, fully-integrated, mixed-use development which will initially include three resorts, including the Ritz-Carlton and JW Marriott properties, a championship 18-hole golf course designed by Robert Trent Jones II, residential villas, a retail village, an arboretum and other recreational amenities. Later phase of the development will feature three additional resorts, more residential properties, an equestrian center, a marina and other amenities.
Quy Nhon is located in Binh Dinh province between Danang and Nha Trang. Its origins date back to the 11th century and the Champa kingdom for which its legacy—the Cham culture’s temple complexes—can be seen throughout Quy Nhon. The topography of Binh Dinh province is diverse and attractive, offering visitors lush highlands, forests, alluvial plains, lakes and beaches—all in one destination. The airport, which is located 20 minutes from Vinh Hoi Bay, is slated to offer direct international flights in the coming years.
Vinh Hoi Bay - A Ritz-Carlton Reserve
The luxuriously appointed, 100-villa Ritz-Carlton Reserve will be perched along a hillside on the southern edge of the complex in Quy Nhon. With accommodations that offer unspoiled ocean views, private plunge pools, indoor and outdoor showers set among lush indigenous flora, the sense of privacy and comfort will allow guests to indulge in the scenery and detach from the world during their stay.
The design philosophy unifying every Ritz-Carlton Reserve is the creation of astonishing experiential spaces that celebrate guest individuality and the uniqueness of place. By creating designs that blend seamlessly into ultra-remote private locations, Ritz-Carlton Reserve amplifies extraordinary parts of the world in a sustainable way.
Design inspiration is taken from the unique environment in which each property is based. From native architectural signatures and innovative local art to indigenous furniture and motifs inspired by regional tradition, every design element of a Ritz-Carlton Reserve powerfully locates guests in a sense of rare place. More importantly, respect for the unique character of every guest informs all design elements of a Ritz-Carlton Reserve by focusing on the essentials of individuality.
“The Ritz-Carlton Reserve portfolio of idyllic retreats offers guests a contemporary interpretation of the local lifestyle and culture. The concept is simple and yet exudes style and luxurious levels of comfort. This resort will provide a complete escape to the unexpected; a private, exclusive leisure experience that blends unique elements of the local culture, history and heritage with intuitive individual service, exquisite indigenous design, casual ambiance and respect for the surrounding environments,” said Simon Cooper, president and chief operating officer, The Ritz-Carlton Hotel Company.
“We do not work to one design mold, but rather allow the creative process to be destination and customer focused. Vinh Hoi Bay – A Ritz-Carlton Reserve will personify a unique design befitting its locale. Coupled with the natural warmth and easy smiles of the Vietnamese people and the legendary Ritz-Carlton service, Vinh Hoi Bay will be the perfect destination to host the first of Ritz-Carlton Reserve’s exotic, hand-picked hideaways in Vietnam.”
For dining and entertainment, the resort will have three restaurants including a specialty restaurant that will offer its guests stunning sea views and open-air seating, a lounge and bar adjacent to the lobby and a lounge on the beach.
Recreational amenities will include a luxurious Spa with eight treatment rooms, each with a private steam room, restroom and indoor and outdoor shower and bath, a spa boutique, a yoga/meditation pavilion and a hair and beauty salon. The resort will also have a swimming pool located near the fitness center, children’s and teens Clubs and a library/business center. Additional amenities will include a wedding chapel and gift shop.
For social events and small conferences, the resort will have 200 square meters of function space that will be divisible into two sections and will feature an open-air pre-function area.
JW Marriott Vinh Hoi Bay Resort & Spa
Boasting distinctive architectural and interior design features that evoke its surroundings, the beachfront, 320-room JW Marriott Vinh Hoi Bay Resort & Spa will be the centerpiece of the complex. Besides offering expansive sea views from most guest rooms, the resort will have a lake around which its front entrance, conference facilities, Spa and some of its restaurants will be clustered.
It will offer a mix of beautifully appointed guest rooms and suites—all with luxurious bed and bath amenities and modern connectivity. Accommodations will have baths with separate showers and tubs; upgraded Griffin Club rooms will have five fixture baths. A stand-alone Griffin Club Villa with indoor lounges and an outdoor patio, permanent food service and reception desk will be located adjacent to the Club rooms and suites wing for the convenience of its guests.
For dining and entertainment, the resort will have four extraordinary restaurants offering unique and imaginative dining experiences and a pool bar. Meanwhile, a spacious, contemporary lounge and bar near the lobby will change its mood and look throughout the day, inviting guests to linger over a morning coffee or gather spontaneously with friends or acquaintances from morning through evening.
Recreational amenities will include a Spa featuring 10 treatment rooms; three swimming pools including a quiet pool at the Club wing and a separate children’s pool; a state-of-the-art fitness center including sauna, steam room and Jacuzzi; a Kids Club; recreation room/library and a water activities center.
Additional amenities will encompass a full-service business center offering a comprehensive spectrum of business services, hair/beauty salon, concierge desk, gift shop and a retail arcade.
For social events and conferences, the resort will have 960 square meters of function space including three meeting rooms in varying configurations and a board room.

The US company last week signed a memorandum of understanding with Bitexco to manage a five-star hotel with 500 rooms to be built within the premises of the National Convention Centre, the major venue for Asia Pacific Economic Leaders’ Meeting last November.
The Marriott Hanoi Hotel will cost $75 million to build and is expected to open for business by the end of 2009. Bitexco has selected US architecture company Carlos Zapata Studio, the designer of the 68-storey Financial Tower in Ho Chi Minh City, to design the hotel.
Marriott Hanoi Hotel will join an increasing number of hotels to be developed around the National Convention Centre. At least five other five-star hotels will be built in this area, which used to be paddy fields.
South Korean company Charmvit Group is working with the plan to invest $80 million in a 564-room hotel in Southeast Tran Duy Hung new town development, opposite to the Big C super centre.
Japan’s Riviera has been selected to be the developer of a four-hectare site in the rear of the convention centre where it plans to invest $500 million to build a 550-room hotel and housing, office accommodation.
South Korean company Keangnam has competed with Riviera to develop the site but it has to move out to a new location in Cau Giay new town development to build a hotel, office and residential complex to the estimated cost of $500 million.
In the front of the convention centre, Orix Group from Japan and UOL from Singapore have entered into a join venture with Viglacera to build 1,000 apartment units, a shopping mall, an office tower and a five-star hotel with 300 rooms. The interest in five-star hotels around the National Convention Centre has been on the rise as hotel supply in downtown Hanoi can not meet demand during peak season. It is difficult to acquire a large site in the downtown for five-star hotel and developers have to move out to the areas around the centre because of its good infrastructure and rapid development of housing and commercial properties.
Bitexco chairman Vu Quang Hoi said: “Our hotel is the only one within the National Convention Centre where demand for lodging is on the rise due to increasing number of meetings and events held there.”
The centre has floor space of 67,000 square metres and boasts the largest ballroom in the country able to seat up to 3,800 people.
The Marriot Hanoi is the first hotel project by Bitexco, a high-profile local developers, which has built two Manor condominium projects in Hanoi and Ho Chi Minh City. It is building the $32 million Garden shopping mall officetel in Hanoi and $125 million Financial Tower in Ho Chi Minh City.
Bitexco is also working with plans to build a twin towers and a 10ha residential and commercial complex in the second city and a golf resort in Hanoi.
